Description of Nerudova 25

Located in Nerudova Street and historically known as “Osel u kolébky”, this remarkable townhouse combines authentic historic architecture, the unique atmosphere of Malá Strana (Lesser Town) and broad potential for future use. With Gothic foundations, a Renaissance layer and a Baroque rebuilding, the house has preserved a number of valuable architectural features, from vaulted cellar spaces and parts of the ground floor to its representative Baroque staircase. The façade in its present form dates from alterations carried out in 1848–1849. The house is a listed cultural monument and stands within the Prague Heritage Conservation Reserve, part of the UNESCO-listed Historic Centre of Prague. The current generation of owners reacquired the property after 1989 and has since sought to preserve its historical character and dignity despite earlier insensitive interventions.

Cellars

The cellar spaces form an integral part of the house’s historic character and reflect its long architectural development. They are accessible from the inner courtyard as well as from the corridor leading to the garden, and they connect naturally to the vaulted parts of the building, which rank among the most authentic features of the entire property.

In addition to their practical function, the cellars also represent an important architectural and atmospheric asset. Depending on the future owner’s plans, they may offer interesting technical, service or ancillary uses and further enhance the overall potential of the house.

A distinctive detail is the connection between the cellar level and one of the street-facing commercial premises by means of a spiral staircase.

Basement Level with Garden Access

The first basement level creates a natural link between the interior of the house and the garden at the rear of the plot. This level clearly demonstrates the unusual depth of the townhouse layout and offers valuable contact with the quieter part of the property, away from the busy atmosphere of Nerudova Street.

Direct access to the garden gives this part of the house a particularly pleasant character and broadens the range of future uses. In this location, the combination of a historic structure and a private outdoor space is especially valuable and strengthens both the residential appeal and the investment attractiveness of the property.

Ground Floor

The ground floor of the street wing comprises several spaces with authentic historic features. At its centre runs a vaulted passage connected to the entrance portal, linking Nerudova Street with the inner courtyard. On both sides of the passage are street-facing premises currently used for commercial purposes, underlining the lively urban character of this part of the property.

The inner courtyard provides access to the main part of the house, the southern wing and further on to the garden. Adjoining the ground floor of the main building is a larger space with service facilities, currently in operational use, which offers interesting potential for a new concept according to the future owner’s intentions. This level therefore combines historical authenticity, functional flexibility and further development potential.
